Am Sandhaus

In the Bucher Bürgerhaus, the plans and documentation of the discursive, urban planning expert:inside procedure and the framework plan procedure for the new urban quarter Buch - Am Sandhaus will be on display on the 2nd floor from 16.10.2023 -10.11.2023.

The framework plan procedure was started at the beginning of 2021 and concluded with the resolution of the framework plan by the Senate on 13.06.2023. The aim of the procedure was to activate the Buch V site for housing construction under the current framework conditions. The procedure builds on the amendment of the land use plan (published in the official gazette on 27.09.2019), which provides for a shift of the settlement focus from the former Rieselfelder fields to a narrow strip along the street Am Sandhaus and the site of the former "Stasi" hospital.

The exhibition presents the process of developing an urban planning guiding idea with the participation of the citizens within the framework of a workshop procedure. The contents of the framework plan are the result of weighing up the concerns of a large number of actors from the administration, specialist authorities and residents. The framework plan prepares the development of approx. 2,700 flats in urban density in a mixed, low-car-use neighbourhood. The urban development will be flanked by an ecological compensation concept on the former sewage fields.

The next procedural step is the initiation of a development plan procedure to implement the objectives set out in the framework plan under planning law. In the development plan procedure, the public will be given the opportunity to comment in accordance with § 3 (1) and (2) BauGB. An environmental report is part of the development plan procedure and an essential component of the justification for the planning decision.
